Throughout his 23-year career, Seth Katz has provided leadership on the acquisition, development, construction, repositioning, and management of complex real estate projects across the United States. His experience spans office, retail, hospitality, industrial, multifamily, mixed-use, institutional, and mission-critical facilities, working with private owners, institutional investors, developers, Fortune 500 companies, and nonprofit organizations.
Prior to founding KSquared, Seth held leadership positions with nationally recognized real estate owners, developers, and construction firms, where he was responsible for technical due diligence, oversight, capital planning, construction management, owner's representation, and asset optimization on projects ranging from corporate headquarters and mixed-use developments to large-scale office acquisitions and complex repositioning initiatives.

Seth led multidisciplinary technical due diligence efforts designed to identify risks, validate assumptions, and support informed investment decisions throughout the acquisition process.
Responsibilities included technical coordination with structural, civil, geotechnical, environmental, building envelope, and MEP engineering consultants; comprehensive property condition assessments; environmental due diligence; deferred maintenance evaluations and negotiations with sellers; preparation of investor due diligence summaries; and detailed 10-year capital expenditure and replacement reserve schedules outlining anticipated maintenance, repair, and replacement projects throughout the ownership period.

Working closely with leasing, asset management, architects, engineers, and contractors, Seth established standardized floor renovation packages that could be initiated immediately following lease execution. The program included replacement of legacy constant-volume HVAC systems with modern VAV infrastructure, reconstruction of core building systems, new ADA-compliant restrooms and corridors, standardized finish packages, energy-efficient lighting and plumbing fixtures, and coordinated infrastructure upgrades.
The program included close coordination with tenant architects and construction teams to seamlessly integrate tenant improvements with ongoing base-building modernization, allowing leasing and construction activities to proceed simultaneously while maintaining schedule certainty. Equally important, standardized budgets, schedules, permitting timelines, procurement strategies, and construction sequencing were developed so ownership could confidently commit to aggressive tenant occupancy dates while minimizing disruption to existing operations.
